How can you find so many bargains?

Ultimate Vacations has been in the wholesale lodging business since 1989. The principals and staff have combined resort lodging experience of over 100 years. They have spent decades building trusted relationships with resort condominium managers, condo owners, timeshare owners, and resort managers.

How is it possible to obtain such significant discounts?

The resort lodging industry has an overall vacancy factor averaging over 30% per year. It varies by season from over 80% in some low seasons to over 15% even in the high demand seasons, due to cancellations and unsold inventory. This unused inventory is wasted if not used. Like unused airline seats, it disappears. The win for the owners and managers is that they can generate additional revenue from this unused asset by making it available to our clients at wholesale prices or trade it for future use in another resort through Ultimate Vacations.

Doesn't this damage their ability to still charge retail?

No, Ultimate Vacations makes these wholesale prices available only to our private clients and not to the general public, therefore, we are not competing for the retail public.

How is this different than timeshare condominiums?

Timesharing is very popular with millions of owners worldwide. Timesharing is significantly more costly than Ultimate Vacations wholesale lodging. A high season week can cost from $15,000 to $30,000 per week or more. You are limited to one weeks use in a specific location and must pay an additional annual maintenance fee of $350 to $700 or more per year whether you use it or not. Exchanging, if successful, runs an additional $208 based on RCI. $84 must be paid per year whether you trade or not. This brings the annual cost between $434-$784+ per week, or $558-$908 per week if you trade for another location. This is in addition to your original $15,000 to $30,000 cost.

Ultimate Vacations differs in six very significant ways:
  1. Our signup fee is a fraction the cost of timesharing.
  2. You have total flexibility. You can use as many as four weeks per year with no additional initiation fee (remember timeshare is $15,000 to $30,000 for each additional week up front).
  3. Only pay for what you use, No Mandatory Maintenence Fee.
  4. No Exchange Fee.
  5. No Assessment Fee.
  6. More Flexible than Timeshare.

Many timeshare owners and second homeowners use Ultimate Vacations in addition to their other investments.

Why would second homeowners rent or trade to Ultimate Vacation at wholesale?

Typical second home resort condominiums in popular resorts cost between $150,000 and $500,000 or more. These owners have hefty mortgages and are happy to convert unused weeks into cash or credit for use in the future at other resorts.
